Yeldo

Investment philosophy

How Yeldo evaluates a real estate transaction

Every operation brought to market is evaluated on four dimensions: the strength of the capital structure, the resilience of the asset class and stage, the market in which it sits, and the quality of the process from origination to exit. This framework applies to every transaction on the platform.

Capital structure

Senior and mezzanine positions

Yeldo’s strategy centres on senior and mezzanine positions backed by real estate collateral. Senior positions have the highest priority in the payment waterfall and replace or complement bank financing. Mezzanine positions sit between the sponsor’s equity and senior debt, at a different point in the capital stack and with a different risk and return profile. Every operation discloses where in the structure the investor’s capital sits, before commitment.

Mezzanine positions carry higher risk than senior positions, reflecting their place in the payment waterfall. Full risk disclosure is available in the documentation of each operation.

Our process

Investment process

Every operation follows the same four-step process, run by Yeldo’s in-house investment professionals together with independent advisors. Fewer than 3% of the operations screened pass through to structuring.

  • Origination

Yeldo partners directly with real estate developers, equity investors and institutional asset managers to source operations before they reach the broader market.

  • Deal valuation

Every deal is first screened through a proprietary AI tool built in-house by Yeldo’s tech team. The tool allows Yeldo’s real estate professionals to cover a wider pipeline at the same standard.

  • Due diligence

Final decisions rest with the team. Yeldo runs extensive due diligence with independent external advisors and valuers on every operation, regardless of size.

  • Final closing

Yeldo negotiates terms structured to protect investor capital and to align the risk taken with the targeted return.

Beyond the investment team

One team across every function

An operation does not end with the investment team’s sign-off. The same standard applies across every function that carries a deal from structuring to exit, within a single organisation.

  • Origination & Structuring

Sources each operation and engineers the instrument behind it, the bond, the terms, the structure specific to that deal.

  • Finance

Oversees strategic planning, controlling, accounting, financial statements and reporting to management and investors. Together with the Real Estate and Fundraising teams, it structures tailored financial products and handles their compliance, execution and ongoing monitoring.

  • Client Service & Compliance

Prepares the documentation, maintains the regulatory perimeter, and protects investor interests on every operation.

  • Investor Relations

Manages reporting, allocation and the ongoing dialogue with qualified and institutional capital, deal by deal.

  • Marketing

Builds the brand's authority and credibility over time: media relations, investor communications, and the events that connect qualified capital with the team behind each deal.

  • Tech

Builds and maintains Yeldo's proprietary technology: digital underwriting, capital-raising infrastructure, and the regtech that keeps every operation compliant across jurisdictions.
