Developers

Financing for real estate developers

Banks generally move slowly, large funds focus on bigger tickets, and standard covenants are built for a different kind of project. Yeldo structures senior financing for real estate projects between €5m and €30m, on timelines aligned to the project and through an institutional process.

Market context

The mid-market financing gap

Banks

Banks typically require a track record and unencumbered collateral that a project does not yet have at this stage, and price for stabilized risk rather than development risk.

Large funds

Large funds generally do not invest at ticket sizes of €5–30m, which fall below the threshold their structure can serve efficiently.

Generic capital

Generic capital lends against the asset as it stands today rather than against the business plan, on terms that do not reflect how a development draws down.

Why YELDO

A real estate credit operator for the mid-market

Yeldo takes asset-backed positions in real estate projects between €5m and €30m, alongside sponsor equity. Financing is based on the business plan as well as on the asset in its current state

What you get

One counterparty, from term sheet to repayment

  • Professionals who have worked on the developer’s side of the table

An AI screening tool built in-house lets the team cover more ground without slowing down, while judgement on each deal remains with the team.

  • Predictable timelines

Term sheets are issued on a defined calendar, without waiting for a quarterly committee.

  • Structures sized to the project

Senior, mezzanine or preferred equity, sized and timed to the project’s drawdown schedule.

  • Involvement through the life of the deal

Monitoring, refinancing discussions and a role in decisions if the project needs to adapt.

What we finance

Investment focus

Yeldo finances new construction, refurbishment and repositioning projects across three asset classes, in stable Continental European markets.

Residential

New-build, refurbishment and high-end residential development.

Hospitality

Luxury and branded hospitality assets, ground-up or repositioning.

Commercial & logistics

Income-generating properties and value-add repositioning.

The team built its own screening tool, using artificial intelligence, to review more projects under the same selection criteria than a single team could screen alone. Fewer than 3% make it through.

Across the capital stack

Senior, mezzanine or preferred equity

Yeldo takes asset-backed positions across the capital structure, alongside the sponsor’s equity. This alignment allows Yeldo to structure financing quickly and to remain involved with the project from closing through construction.

01 · Senior secured

Highest priority of payment

Replaces or complements bank financing, with first-lien or equivalent security over the asset, structured for projects that require certainty of execution.

02 · Mezzanine

Tranche funding for development

Sits between senior debt and sponsor equity in the payment waterfall, for projects with a stronger equity base that need to extend leverage without new dilution.

03 · Preferred equity

Priority of return without ceding control

An alternative to a new equity partner, where the project needs capital structured closer to the sponsor’s own position: priority of return and no transfer of operating control.

Yeldo requires sponsor equity participation in every transaction it finances. This alignment underpins the rest of the structure.

From submission to funding

  • Screening

Location, plan and financials are screened through the same AI tool the team uses internally, with an answer within days on whether the project fits Yeldo’s mandate.

  • Term sheet

Structure, position in the capital stack and indicative terms are provided in writing before due diligence begins.

  • Structuring & due diligence

Appraisal, legal review and scenario analysis, to the same standard underwritten by Yeldo’s institutional investors.

  • Funding · and a partner to exit

Capital is deployed on the agreed schedule. Yeldo remains involved in the transaction through construction, until exit.
