Yeldo

Institutional Investors

The European Real Estate mid-market,

underwritten to institutional standards

Yeldo selects, structures and manages real estate private credit in the €5–30m segment, with the due diligence, governance and reporting of an institutional counterparty, built specifically for this ticket range.

The segment

A segment defined by a financing gap

Real estate credit between €5m and €30m is a distinct and recurring segment of the market. Due diligence, appraisal and monitoring carry a largely fixed cost regardless of ticket size, which places the efficient scale of institutional origination desks well above €30m per deal.

Serving this segment to institutional standards requires a dedicated function: deal flow built for this ticket range, a repeatable underwriting process and monitoring through to exit. Yeldo operates that function, covering the segment to institutional standards, deal by deal.

Why YELDO

An operator built to absorb that cost

Yeldo has built the origination, underwriting and monitoring function that this segment requires, and runs it as a repeatable process on every operation, with the same due diligence package, appraisal standard and monitoring approach regardless of size. Yeldo’s own capital is invested in every deal it presents, and Yeldo remains in each deal until exit.

Capital structure

A single counterparty

Each operation presented by Yeldo includes Yeldo’s own capital, alongside the investor’s. Whatever other capital sits in the same instrument, the investor’s contractual relationship is with Yeldo, on terms defined at closing: a single accountable counterparty, rather than a group of parties to be underwritten separately.

  • Yeldo’s own capital in each deal

Yeldo invests alongside investors in every operation it presents, with the same due diligence and the same downside exposure, applied first to its own balance sheet. When investor capital enters, Yeldo’s is already invested.

  • Terms defined with Yeldo

Private qualified capital may co-invest in the same instrument. The investor’s position, seniority and terms are set contractually at closing, directly with Yeldo, regardless of who else participates in the deal.

  • One standard for all capital

Due diligence, appraisal and monitoring follow the same standard on every operation, independent of the capital sources involved. Each operation is underwritten once, to a single standard.

How we work

Institutional standards at mid-market scale

Origination, underwriting and monitoring run as one function, in-house, on every operation Yeldo presents.

Disciplined origination

Fewer than 3% of the operations screened pass Yeldo’s due diligence. Operations presented to investors have been filtered against the same criteria Yeldo applies to its own capital, which is invested alongside investors in every deal.

A full underwriting package

Independent due diligence, double appraisal, holdback structures and explicit downside scenarios, delivered as a complete package at first contact rather than assembled during the review.

Monitoring and reporting

Periodic reporting to committee standard, active monitoring of covenants and milestones, and direct intervention (refinancing, restructuring) if an operation deviates from plan. Yeldo remains in every deal until exit.

How to invest

Every deal in one platform

Once access is granted, each transaction is presented with its own documentation: term sheet, independent appraisal and scenario analysis.

Investors can subscribe through their bank or directly on the platform, on the same documentation and terms.

For the life of the transaction, the platform provides quarterly reporting until repayment: outstanding balance, cash flow received and any change to the timeline.
